Why do I need an Electrical Certificate?

If you are a landlord by law you are required to ensure:

  • The electrical installation in a rented property is safe when your tenants move in.
  • The electrical installation is properly maintained and in a safe condition during the tenancy.
  • Any appliance provided by you is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law).

The safest way to meet these requirements and to obtain documented evidence of the electrical safety inspection is to have an Electrical Installation Condition Report completed for the property before tenants move in. Maintaining this evidence can be achieved by having a visual inspection completed between tenants if there is a change in tenancy before the recommended next inspection on the EICR.

Electrical certificates for landlords in London

You may need an electrical installation condition report (EICR) for a number of reasons.

  • Selling or buying a property
  • Rental properties
  • Electrical safety inspection after a flood or fire
  • Scheduled electrical inspection test dates

You should get a professional electrician who is fully accredited to check its condition at least every five years or the recommended next inspection date.

 

What is an Electrical Installation Condition Report?

An electrical installation condition report is a series of test’s to make sure your electrical installation continues to conform to current electrical standards.

It will highlight any deviations from current electrical standards and if there are any safety concerns such as loose connections or damaged cables.

It will clarify that your electrical circuits or equipment are protected by the correct protective devices and are therefore safe to use.

The electrical report will highlight any potential health & safety risks or fire hazards. It will identify any defectives within the installation.

Within an electrical installation it is a requirement to have earth bonding to your gas and water mains supply.

The report will provide a recommended next inspection date which will reflect the urgency on which any remedial works that may be required.

The electrical safety check/report does not include any repairs to the electrical installation.

Health and safety

In the rare occurrence of finding any faults that could potentially lead to serious injury while the inspection is in progress they will be made safe, pending further remedial works.

Recommendations and observations

  • In the event that remedial works are required a quote can be provided upon request.
  • In this instance Lola Electrical always recommends that clients obtain quotes from independent qualified electricians as well as from Lola Electrical.
  • This is to prove that all observations are genuine and that our prices stay competitive.
  • Once this has taken place the client has the discretion to choose which quote suits their requirements and budget.
