Energy performance certificates are documents which detail the current energy performance ratings of your bills in addition to the potential energy rating that a building or property could be with a few changes. What Are Energy Performance Certificates?

Energy Performance CertificateAn energy performance certificate will show how energy efficient a building is with a rating from A to G, which A being the most efficient and G being the least efficient energy rating. It will detail how much gas and energy bills will cost in addition to an estimate of the carbon dioxide emissions that will be released.

On the other side of the certificate, there is also another A-G rating with A being the most efficient again and G being the least efficient. This is the energy rating that the building could potentially be if some changes are made such as double-glazed windows and energy saving light bulbs. Energy performance certificates will have these two letters in two separate, clear columns with different colours to differentiate which is which. For example, the current energy rating could be graded as a D and the potential rating could be classed as a B. The potential rating will detail exactly what work needs to be done to achieve that new rating.

To give further detail on your energy rating, the letters are also numbered. The categories are as follows:

  • A Grade Rating – 92 to 100
  • B Grade Rating – 81 to 91
  • C Grade Rating – 69 to 80
  • D Grade Rating – 55 to 68
  • E Grade Rating – 39 to 54
  • F Grade Rating – 21 to 38
  • G Grade Rating – 1 to 20

Your grade will correspond to the colour of each letter (dark green being A and dark red being G with the colour changing in-between), there will then be a number placed within the coloured cell to show how close the building is to the next energy efficiency rating. This can help you push to the next rating if you are close to it.

Once energy performance certificates are issued on a building, they are valid for 10 years.

 

Why Get an Energy Performance Certificate?

Energy performance certificates are a great way to help you bring the costs of your energy bills down as they can detail what changes you would need to make to your property or building, however, energy performance certificates are a necessary requirement when:

  • You are selling a property – When you are selling your property to a buyer, it is a requirement that you get an energy performance certificate to show the potential buyers so they know how much the property will cost them before they buy it. If you make any of the changes to improve your rating, then you would need to get another certificate.
  • You are a landlord leasing a property to tenants – If you have any tenants within a property, there must always be a valid energy performance certificate in place, therefore, an inspection needs to take place at the latest every 10 years. Due to new laws in April 2018, every energy performance certificate for landlord’s leasing properties need to have at least an energy rating of an E. If it doesn’t display an E, then the landlord is obliged by law to make the necessary changes on the property to achieve a grade E.
